Today, there are a number of conditions that create opportunities for the growth of smart technologies, automation and dispatch systems in the residential real estate sector.

According to Victor Gutman, technical director of the Internet-Dom company, first of all — this is the demand of the end buyer, i.e. future tenant. In addition, today there is a need for a new quality of comfort, life and safety.

There is also an interest among developers in introducing smart technologies, because this, first of all, increases the competitiveness and attractiveness of their proposals.

As for office space, supply continues to lag behind growing demand. According to Charles Boudet, director of the department for work with premises owners at Jones Lang LaSalle, today the supply of quality office space in terms of equipping with intelligent systems is 6.8 million square meters. m. “Compared to other major European cities — this is not enough, — notes Mr. Boudet. — For example, the volume of our supply is only 1/10 of the volume of proposals in Paris.” At the same time, today the Moscow market is one of the most actively developing in Eastern Europe, and the supply of modern office space, according to experts, will more than double by 2010.

The largest high-rise construction project being implemented today in the capital is, of course, the Federation business complex on the territory of Moscow City.

The basic points at all stages of construction, as noted by Gennady Stanislavovich Zhivulko, Mirax Group company, were the reliability and safety of the structure.

In particular, an intelligent evacuation system for the Federation Tower complex has been developed, and access zones in the complex have been determined.

The complex consists of two towers — “West” and “East”, whose heights are 242 and 354 m, respectively. In addition, between them there is a mast of panoramic elevators with a spire 509 m high.

All information about the processes occurring in the building is accumulated in two control rooms that ensure the functioning of the complex. For this purpose, an “Automated Building Management System” has been developed.

In the multifunctional complex on Ozerkovskaya embankment, an integrated approach was applied, starting from the design stage. Among its advantages, Ivan Melnikov, business development manager at EcoProg, highlighted increasing the reliability and safety of the infrastructure of facilities, optimizing the costs of creating a facility, reducing operating costs by up to 40%, and insurance costs by up to 60%.

On the eve of the Olympic Games in Sochi in 2014, Congress participants actively discussed experience in the construction and equipping of sports facilities, as well as proposals for the upcoming Olympics.

In particular, Johnson Controls has created an offer that includes: equipment for making artificial snow, refrigeration units for ice fields, refrigeration equipment for luge and bobsleigh tracks, artificial climate systems at Olympic venues, automation and control systems for building life support, security systems, high-quality service with quick response, turnkey equipment of facilities.

Much attention within the Congress was paid to the issue of intellectualization of the hotel sector. Today, the hotel business in Moscow is experiencing rapid development. The plans of the Moscow government — build 353 hotels by 2010.

Bedrick Duszek (Johnson Controls) noted in his report that hotels today are becoming multifunctional complexes and cover several areas for various purposes: a hotel, a convention center, a business center, a shopping and entertainment center.

Everywhere there is a need for automated maintenance of comfort, economy, security and access control based on an integrated BMS. The speaker demonstrated the capabilities of projects implemented by Johnson Controls at the Hotel Swiss Court (Karlovy Vary), Jumeirah Emirates Towers Hotel, Hotel Imperial (Karlovy Vary) and spoke about existing management systems, including individual management of hotel rooms, reservations, room access control, management climate, lighting, energy supply.

Oleg Pugovkin, director of the Armo-group Building Operations Department, spoke about the experience of equipping the Marriott Avrora hotel. One of the main difficulties, according to Oleg Pugovkin, was the limited energy conditions of this facility, because The hotel building has old communications.

To achieve this, it was necessary to further automate some areas: for example, a snow melting system was created for the glass atrium.

An important task was to create comfortable conditions for visitors, which was solved through climate systems. For this type of hotel, accessibility of information technology to visitors is very important, so several sockets for Internet and telephony were installed in each room.

Great attention was paid to the security system: an integrated complex of fire and security alarms, television surveillance and access control systems was created with a single dispatch console.

One of the solutions to meet the highest fire safety requirements was the creation of special rooms for deaf people. They were equipped with special devices that began to flash in the event of a fire hazard.

Today, there are alternatives to large smart buildings. These are Data Processing Centers — Data centers that are no different in complexity, and sometimes even surpass modern large complexes.

As an example, Yuri Zhukovsky, Director of Corporate Client Relations at Armo-Group CJSC, cited the data center of Troika Dialog, located in the Romanov Dvor business center.

Gennady Bylov, a representative of Honeywell, spoke about integrated solutions using the example of the Swissotel Krasnye Holmy hotel.

Honeywell has developed the concept of a single integration platform for close interaction of all building engineering systems with full control and monitoring capabilities from a single point with a common information database.

As a result, this concept led to a reduction in the number of service personnel, ensuring an adequate level of safety for guests, rapid response to emergency situations, and made it possible to efficiently use energy resources not only depending on consumption, but also on the occupancy and availability of guests in hotel rooms.

At the end of the question about the intellectualization of commercial real estate, Matfei Metakovsky, director of the Property Lab Management Company, spoke about the economic efficiency of “intelligent buildings” using the example of a class “A” office building designed for 1,800 jobs.

A special feature of the facility was the limited volumes of municipal power supply.

As a result, automation of control systems made it possible to significantly reduce the cost of maintaining the facility: the climate control system led to energy savings on average of 8 — 12%.

The lighting, power supply and heating control system allowed an average cost reduction of 3 — 5%. Thus, energy savings reach 12-17%. With a total area of ​​40,000 sq. m. this saves about 120 -170 thousand dollars per year.

During the Congress, issues of smart technologies in the housing sector were raised.

Roman Gansovsky, commercial director of Exclusive Engineering, spoke about the project to build a unified integrated infrastructure of a low-voltage system for the Barvikha Hills cottage village, which is currently under implementation.

The speaker focused on the main problems characteristic of cottage villages. Among them — a large number of cable routes, instability of equipment operation at large distances between cottages, difficulties in operating equipment from different manufacturers.

As a result, it is planned to switch to optical fiber, which will combine local communications, security and access control, as well as television and Internet services.

A single village server was also created, with all information for residents posted on a separate website.

The old intercom system was replaced with video conferencing systems.

Summarizing the results of the Congress, its participants emphasized that the number of objects equipped with “intelligence systems” is growing steadily.

The approach to automation and dispatching of all engineering and technical systems of a building is becoming more professional, and the market as a whole is gravitating towards complexity and multifunctionality of objects.
