Building automation systems market in the USA.

BCS Partners recently published the results of a market analysis building automation systems (BAS) in North America (“BCS/2006: The Building Control Systems Market (2005-2010).”). This analysis revealed a number of important and perhaps unexpected facts.

Leading suppliers in the BAS market strive to market digital control systems in combination with centralized monitoring and automation systems, but the costs of such systems account for slightly more than 10% of all building owner costs for automating their management. The remaining costs are for instrumentation and actuators, as well as design, installation, start-up, calibration and maintenance of equipment and other related services. In general, equipment costs account for about 25% of all building automation costs, with the remaining 75% coming from various services.

It is surprising, however, that even small companies that produce only systems for monitoring the operation of utility systems in buildings are able to successfully compete with industry giants that offer customers a full range of products and services.

The BCS/2006 report analyzes the system distribution of equipment for managing utility systems in buildings and shows the relationships between component manufacturers, OEMs, distributors and equipment installers. This report also shows the relative dollar volume for each business within the industry covered.

The market for products and services related to building management is highly dependent, in particular, on the size of the population and the rate of its growth. People need utilities, and their provision requires systems to monitor and manage the operation of utility systems. According to the most recent update (July 2003) from the Census Bureau, there are 112 metropolitan areas in the United States with populations greater than 500,000. More than a quarter of the US BAS market is concentrated in the 10 largest metropolitan areas. The growth rate of this market in some agglomerations reaches 10% per year, while in other agglomerations it is gradually declining, and this information is of significant interest to those companies that are expanding and optimizing their dealer networks.

Having been quite static in the past in terms of technological changes, the BAS industry is currently actively developing. By introducing the latest technological developments in the field of data transmission and display, originally designed and made economically viable for the industrial and IT markets, BAS companies are actively moving forward in the development and application of systems based on modern network technologies. In addition, due to the desire of building owners to have greater flexibility in the installation and configuration of air temperature sensors, wireless air temperature sensors with built-in transmitters and their own power supplies, which have a service life of up to 5 years, have become widely used. It is expected that by 2010 this technology will be used to control at least 10% of all premises. Equally important, the growth in the use of premises control systems is expected to be more than 20% per year. Additional rapid development in this area will be facilitated by similar devices already on sale that use only ambient lighting for their power.

From 2002 to 2005, there was a significant consolidation of the BAS market, which led to the absorption of popular brands in this market by larger ones corporate structures.

The market for building management systems in North America reached $4 billion in 2005, recovering from the severe crisis of 2002-2003. In 2005, global sales in this sector increased to nearly $11 billion.

Although new construction growth has resumed, the bulk of the existing BAS market in the United States is made up of existing buildings. According to the latest data from the Department of Energy, 75% of non-residential space in existing buildings still does not have systems to manage energy consumption. If in reality the BAS market manages to cover only a part of these areas, the potential in this area still remains enormous.
